When planning to sell your house, consider your plumbing

Are you planning to sell your house this summer, or at least list it to gauge interest?

If so, you might actually want to call a plumber as you’re getting the whole process started.

The reason to contact a plumber is to ensure that you aren’t blindsided when potential buyers discover (or suspect) a plumbing issue in your home.

For instance, if your pipes aren’t well-insulated, it might become a real concern for a buyer. Similarly, if your toilets are older models, a possible buyer might offer less money than you’d otherwise get because he or she would realize that energy efficient toilets have to be installed.

Certainly, you may have older plumbing elements that you love, such as that gorgeous claw foot bathtub with tons of character. That’s awesome, and it might just push a buyer over the top. However, if the pipes leading to the bathtub are subpar, bent, old or cracked, that’s all the buyer will see and remember. And you’ll take a bath when offers come in lower than you’d like to get.

Never underestimate the perceived value that having up-to-date plumbing can bring when you’re putting your house on the market, either. No one wants to feel like they have to do a ton of work in order to live in a home; the easier you can make their adjustment to a new residence, the better your chance of seeing a “SOLD” sign in your yard!
